If you have ever purchased or sold a home, you will know that the services of a realtor are invaluable.. Anyone offering services under the Realtor " logo is a member of a local real estate board: not all practitioners are realtors. But with the help of a realtor you have access to a smorgasbord of priceless information.

Realtors have considerable knowledge of market values and only realtors have access to MLS- the Multiple Listing Service. If you are selling your home, they can provide you with a top-notch marketing strategy. If you are buying, a realtor will help you match your needs, while still helping you keep with in your budget. Regardless of whether you are buying or selling a realtor is definitely an integral part of your team.

But just who does a realtor work for?? Many people buying a home assume the realtor they are dealing with is working for them. How ever in a normal or typical MLS transaction, a realtor’s first obligation is to the Seller.

While it is possible for a realtor to work specifically for a purchaser, this is not common practice and only occurs if there is a contractual arrangement between both the agent and the purchaser. Realtors do have an obligation to be fair and honest to buyers, under the Realtor Code of Ethics, but unless a Buyer Agency agreement is entered into with the Purchaser and the agent ,the agents first obligation is to the Vendor.

If you are selling your home, the listing contract is between you and the real; estate Broker, who listed your home ,not only the individual sales person.
